A 7,600 m² retail centre with Checkers, Dis-Chem, Ocean Basket, Spur, Mugg & Bean and Mr Price as anchor tenants, delivered by Unicon as construction manager to a design by Visi Architects.
Project Overview
Howick on Main is a new 7,600 m² retail centre in the KwaZulu-Natal Midlands. Its anchor tenants are some of South Africa's best-known national brands, and each brings its own fit-out requirements, opening date and landlord obligations.
Unicon was appointed here as construction manager under JBCC Series 6.2, not as a lump-sum main contractor. In that role Unicon's job is to plan the programme, manage the trade contractors, control cost and quality and keep the centre moving towards a fixed trading date. It is the appointment most often used on retail developments where tenant requirements are still evolving while the structure goes up.

On a full contract the contractor holds one agreement with the employer and takes responsibility for delivering the whole building for the agreed price. As construction manager the contractor plans and manages the trade contractors on the employer's behalf, with cost and programme control, which gives the employer more visibility and flexibility while the design is still developing.
The anchor tenants are Checkers, Dis-Chem, Mr Price, Ocean Basket, Spur and Mugg & Bean.
