Project Overview

What Was Built.

The Mnqumashe abattoir, in the Mnquma Local Municipality near Butterworth, is a high throughput facility for cattle and sheep. It sits in the R50M+ value band and is among the most complex projects in the Unicon portfolio, because an abattoir is a building and a production line at the same time: floors fall to drains, surfaces are washable, and every service has to land exactly where the equipment needs it.

Unicon carried out the works under JBCC Series 5. The work began with demolition of the existing building and earthworks to form new cut-to-fill platforms, followed by the portal-frame steel structure and the installation of all services and mechanical equipment.

Unicon’s Appointment

Full Contract
JBCC Series 5.

Unicon is appointed to carry out the whole of the construction scope under one contract. We price the work, carry the programme and quality risk of our own works, procure and manage our subcontractors and hand over completed works. The contract may sit directly with the employer or under a main contractor or joint venture, which is common on larger public and mining projects.

JBCC Series 5 is the Joint Building Contracts Committee Principal Building Agreement, the standard contract for building work in South Africa.

Where an employer wants design and construction in one appointment, Unicon also offers turnkey and EPC delivery

Questions

About This Project.

What makes an abattoir harder to build than a standard industrial building?

Hygiene and process drive everything. Floors must fall to drains, surfaces must be impervious and washable, and the building has to be finished around the equipment, which means civil, steel and mechanical trades are tightly coordinated.

Did Unicon install the mechanical equipment?

Yes. The scope covered all services and the abattoir mechanical equipment.

Does Unicon build agricultural and food-processing facilities?

Yes. Agricultural EPC includes dairies, abattoirs, packhouses and irrigation infrastructure. Mnqumashe sits alongside food-industry work for Nestlé.

What contract form was used?

JBCC Series 5, with Unicon carrying out the full scope of the works.
